"I'll pay you $500.00 if I don't sell your home in 90 days!" Of course there are some conditions. Like most of you, I'm in business to make money, not lose it! This offer is being made because I'm confident enough in my abilities to effectively market your home, that I'm willing to make the transaction a little more fun! First, let me tell you what this offer is NOT ... it is NOT an offer to hand you a check for $500.00 at the end of 90 days if I don't sell your home. I want to be real up front about that. The offer is to give you a reduction in brokerage fees at close of escrow when I DO sell your home (... IF it's taken me more than 90 days to have an acceptable offer come in!) I have an agreement that we will go over together and sign when we meet, however, here are the basic conditions: (Offer is for $500.00 if the home is listed for $80,000.00 or more ... $250.00 if listing for less than $80,000.00.) Agent and seller must agree on the pricing structure for the home. Agent is given permission to place home in multiple listing service, put up signs, advertise in print, radio, TV, and/or internet ads. Seller/s will provide agent with keys to property and cooperate in the showing of the property. Seller will repair or replace items deemed necessary and reasonable by the agent to make the home "show" better to prospective buyers. I firmly believe that selling your home is a team effort. We need to work together and do all we can to market your home to best advantage. As I said earlier - this agreement just adds an element of fun to the process!
